Question: Do you have a mortgage on the property? If ‘yes’, check with your mortgage lender to ensure that the terms of your agreement will allow you to rent the property out, before you proceed.
Landlords and Letting Agents have a duty of care to their tenants.
We ask that Gas and Electricity safety checks are carried out at the property before a tenant moves in. The certificate is valid for a year. Blackwater Estates can recommend a reputable company to perform the necessary safety checks for you (Please see enclosed price list).
We recommend you let your property un-furnished and with the minimum soft furnishings. Any furniture included in the rental of your property must comply with The Furniture and Furnishings (Fire) (Safety) Regulations 1988 and must carry a permanent and non detachable manufacturers ‘fire resistant’ label. At least one British Standard smoke alarm should be fitted in the property.
Energy Performance Certificate
From 1st October 2008, every residential Landlord (and most commercial Landlords) are legally obliged to provide an Energy Performance Certificate, to be available to all prospective Tenants on request. The Certificate will rate your property's energy performance and make recommendations for improving it. The certificate will be at the Landlord's expense but will be valid for 10 years. Blackwater Estates can recommend a reputable company to carry out the EPC for you.
From 6th April 2007, all deposits (for rent up to £25,000 per annum) taken by landlords and agents for assured shorthold tenancies (AST) in England and Wales have to be protected by a government authorised tenancy deposit scheme. (AST’s are the usual tenancies made between a private landlord and his tenants)
Blackwater Estates offer two services in relation to renting your property.
This option includes valuing your property, taking full details and photos, advertising the property with Rightmove, Zoopla, local advertisement companies and our prominent window display.
Once a tenant has been found we will carry out credit checks and obtain references using a reputable credit check and referencing agency.
This option includes the services listed in the Letting Only option, but with this service we will also act as the Landlord for you and we can manage any problems or queries that your tenant may have with the property.
A full inventory is carried out and agreed by both parties ensuring that there are no discrepancies at the end of the tenancy.
We take care of the security bond and set up an account with DPS.
We also carry out quarterly inspection to ensure that the property is being properly lived in.
