Tip 1 Sensible Selling
To place yourself in the strongest buying position, you should be on the market and receiving interest prior to looking for a property of your own because otherwise, you will find yourself in a weaker negotiating position on both your sale and purchase. Also, if you fall for a new property of your own but do not yet have a buyer, you will have to offer high to secure the ‘house of your dreams’ and may also be under pressure to reduce your own asking price to obtain a quick sale.
Tip 2 Curb Appeal
The front of your house is a wise place to spend a little extra time and money. Ensure the front door looks fresh and replace house names/numbers and letterboxes if they’re looking tired.
Gardens - both front and rear – are often strong selling factors, so in order to capitalise on this a garden should be neat, maintained and clear of debris.
Tip 3 First Impressions on Entering
It may seem obvious, so apologies for stating it but first impressions count very much and you can only make one! They count because a number of buying decisions will be made within seconds of a prospective buyer entering your home.
It’s far easier to spot flaws in other properties than it is your own, so a checklist is helpful - and ask your agent or friends for their honest view. If it makes the difference between selling your home or not, or between securing a top price or not, then It’s surely worth it.
A clean, tidy house will always portray a property at its best light. Avoid clutter and de-personalise living space as much as possible, as this will allow prospective buyers to better imagine themselves living in the property.
Tip 4 Fix It
Whether it’s a dripping tap or a cracked tile – it could be the one little thing that sends the wrong message to potential buyers. Make it a ‘home sweet home’ and fix some of the little niggles prior to putting your property on the market. Small jobs such as these cost very little to put right but carry a lot of weight.
